During these frozen, chilly weather days in Minnesota, many think about or do travel to other climates – much warmer climates. We thought it would be fun to share some destinations that our agents are traveling to during the year. It may give you insights on places you may wish to visit and/or places you may wish to relocate to or have a second home. We start it off with a destination in Florida. Shelly Halverson, Director of Business Development/REALTOR has family ties in the area and recently traveled there and collected some information.
Located in the northeast corner of the state, 32 miles northeast of Jacksonville and across St. Marys River from Georgia. Amelia Island is 13.25 miles long and no more than 2 miles wide and in Nassau County. It is the only US location to have been under 8 flags – French, Spanish, British, Patriots, Green Cross of Florida, Mexican, Confederate and US. The population is just under 12,000 people. The annual average temperature is 69.9 degrees F. Main tourist attractions include the beach, golf, fishing and sailing. It has two five star resorts Omni Amelia Island Plantation and The Ritz-Carlson, Amelia Island. The 50 block area of downtown Fernandina Beach is listed in the National Register of Historic Places, Fort Clinch features the longest pier in the state and American Beach is the oldest beach ever. This location is full of history, variety, activities and is beautiful in appearance and climate!
Shelly contacted local REALTOR® Antje Wortman, Keller Williams for some specific statistics on homes in the area. Antje provided reporting on single family homes, manufactured homes and condominiums. All of these lifestyle choices are available – locations may include; at the beach, on a golf course or in the city. These statistics are provided by AINCAR – Amelia Island-Nassau County Association of REALTORS®. As of November 2013, closed sales for single family homes were up 37%. Twenty-three percent of those sales were cash sales, which can be a good indication of the extent of investors in the market. New listings are also up 59.7% and the median days on the market is approximately 90 days. There is currently a 7.5 month supply of inventory and active listings have dropped dramatically since March of 2011. Manufactured home sales seem to be moving strong according to the November 2013 numbers with many cash sales. Could this be snow birds wanting a second home? Condominium sales numbers show that sales tend to be stronger in the summer. Could it be that Floridians & Georgians want to be by the water when the temperature rises? The average month supply for condos is 13 months. Home prices range from $45,000 to multi-million dollars. Amelia Island truly has something for everyone.
